Fraud Alert – Protect Your Property

Fraudulent activity can occur through the recording of documents in the public record when an individual creates and records a false deed that improperly transfers ownership of another landowner's property. This deed fraud can happen while unsuspecting owners have no idea their land is being sold right out from under them.

Under Ohio law, the County Recorder does not have the authority to verify the validity or accuracy of a document's contents and is required to accept and record any document that is properly executed, meets all recording requirements and is submitted with the appropriate fees.

While we cannot stop a recording if it meets the requirements, the Carroll County Recorder's Office offers a voluntary alert system called, FraudSleuth to notify subscribers when a document containing their name has been recorded through our office.

  • If you suspect fraudulent activity, please contact local law enforcement as soon as possible.
